In my younger years I wore whatever I had, usually rubber boots that were cheap. Then when I got a job started buying snake boots the best I could find. 6 years ago a pair of Rockys lasted me three years. Then I bought a new pair of Chippewa lace up snake boots. Yep they only lasted 3 years and same old story, walked the soles off both pair. Kinda like wearing flippers. Recently retired from Law enforcement after 33 years.  My birthday is at the end of April and my wife bought me a new pair of Crispi's. Was able to put 20 days on them and they were FANTASTIC, COMFORTABLE AND FIT MY FEET LIKE GLOVES. DRY AS WELL.  THESE ARE NEVADA'S. I already want another pair for everyday

Blessed are the peacemakers for they are the children of God.

For hills and mountains-Crispi Lapponia Lite--no break in and so light.

For flatter and wet areas--Chene rubber boots--very comfortable. Would recommend ordering at least a 1/2 size smaller than what you usually wear.

I only wear rubber boots for turkey hunting and my go to's are Baffin Titan. They're biggest positive point is that they are hot, so they help on crispy mornings, but they won't really help on the points you wanted.

I recently picked up a pair of LaCrosse Alpha Agility Field Boot 12" Brown. Good in the wet grass and fairly light at 4 lbs. Threw in a pair of insoles and quite comfortable.

In my experience, only higher-end leather hunting boots are truly waterproof out of the gate.  However, the waterproofing will degrade after a few years.  Only rubber/neoprene boots will truly be waterproof over time, but the boot itself is less comfortable and hot.  I think high-end leather boots and gators would check all of your boxes, but you are going to have to replace the boots every few years.

I'm in a similar spot.  The sole of my LaCrosse rubber boots separated when I was out hunting over the weekend.   I had to switch to my LaCrosse leather hunting boots.  They are only a few years old, but as I feared they were only partially water proof.  It wasn't long before water started seeping in.  Thankfully it was the last day of hunting with my daughter and she got a bird in the morning, so I only had to be wet and uncomfortable for a couple of hours.

Zelmo1,  I saw where another hunter suggested Crispi or Zamberlan leather boots.  I have both and I personally like the Zamberlan boots best.  I had a problem with the Crispi boots leaking and got the run around from the seller, Blackovis.  I wear both but Crispi on dry days only.  I couple either with Snake Gaiters which strap to my legs and protect to knee high. Once on I never notice the Snake Gaiters. Good Luck.

Crispi Valdres for me.
Nothing like seeing a kids eyes light up upon hearing that first gobble.

Turkey Hunting - Columbia boots both leather / hikers style and Redhead Brand or Rocky Boots for snakeproof boots.

For myself I've never seen the need for 300 / 500 dollars for a pair of boots.

Deer Hunting - LaCrosse insulated boots along with the Magellan line from Academy Sports.

Crispi Nevadas are second to none imo....

a more affordable option, but still a nice boot is the Danner Pronghorn boot...

keep us posted on what you get

I travel a whole bunch so having a nice pair of boots to hunt in is really valuable out west but if I just hunted around my house I'd probably be the same I don't think the benefit of the expensive boots would be worth the cost
